Our client at Namly Drive approached us with concerns about the appearance of their fair-faced concrete facade. From a distance, the surface looked patchy, dirty, and uneven, which affected the overall aesthetic of the property. The client initially requested a standard cleaning service. ⬇️

🔎 During our close-up inspection, we discovered that the issue was not dirt buildup but a bonding failure of the previous concrete stain, which had been applied approximately six years earlier. The surface showed clear signs of detachment and inconsistent penetration. ⬇️

💡 The dark spots visible from a distance were exposed concrete where the previous light-grey stain had peeled off. We identified that the failure was most likely due to insufficient surface preparation during the earlier application. Without proper cleaning and pore opening, the stain could not fully impregnate and silicify within the concrete matrix, leading to premature breakdown and patchy appearance.
